We are seeking an experienced Preconstruction Manager to lead the early planning and commercial development of complex healthcare construction projects. This role will oversee the preconstruction process from initial concept through to contract award, ensuring that projects are thoroughly assessed, competitively priced, and strategically planned for successful delivery. You will work closely with clients, consultants, design teams, estimators, project managers, and specialist subcontractors to develop practical, high-quality solutions within agreed budgets and programmes.

Your responsibilities will include reviewing drawings, specifications, and documentation; preparing detailed estimates, budgets, cost plans, and value-engineering proposals; managing tendering and procurement activities; coordinating constructability reviews; identifying project risks and opportunities; and contributing to project schedules, logistics plans, and delivery strategies. You will lead preconstruction meetings, maintain accurate cost and programme records, support client presentations, and ensure that all proposals reflect healthcare-specific requirements, including live-site constraints, infection prevention measures, phasing, stakeholder coordination, and operational continuity. You will also assist with contract negotiations and provide a smooth handover to the project delivery team.

The successful candidate will have substantial preconstruction or estimating experience within the construction industry, ideally gained on healthcare, hospitals, laboratories, or other technically complex projects. A strong understanding of construction methods, procurement routes, cost management, design development, and relevant building regulations is essential. You will be commercially astute, highly organised, and confident interpreting technical information and communicating with stakeholders at all levels. Experience using estimating, scheduling, and document-management software is desirable, along with a relevant qualification in construction management, quantity surveying, engineering, or a related discipline. A collaborative approach, strong negotiation skills, attention to detail, and the ability to manage multiple deadlines are key to success in this position.
