We are seeking an experienced Healthcare Preconstruction Manager to lead the planning and development of complex healthcare construction projects from early concept through contract award. This role will work closely with clients, design teams, consultants, estimating professionals and construction operations to establish realistic budgets, programmes and delivery strategies. The successful candidate will bring strong commercial awareness, technical understanding and a detailed knowledge of healthcare construction environments.

Responsibilities will include reviewing project documentation, developing detailed estimates, preparing cost plans and value-engineering proposals, coordinating constructability reviews, and identifying project risks and opportunities. You will manage the preconstruction programme, monitor design development, support procurement planning and contribute to bid submissions and presentations. The role will also involve leading client and consultant meetings, maintaining clear records of assumptions and exclusions, assessing subcontractor and supplier quotations, and ensuring that project information is complete, accurate and issued on schedule. A strong focus on safety, quality, sustainability and compliance with relevant healthcare standards is essential.

Applicants should have substantial preconstruction or estimating experience within the construction sector, ideally gained on hospitals, clinical facilities, laboratories or other technically complex occupied environments. A relevant degree, professional qualification or equivalent practical experience is desirable. You will need proven experience managing multiple stakeholders, interpreting drawings and specifications, producing reliable cost information and using estimating, scheduling and document-management systems. Excellent communication, negotiation and organisational skills are required, together with the ability to work under pressure and make sound commercial decisions. Experience with modern methods of construction, phased refurbishment, live-site logistics and healthcare-specific regulations would be advantageous. This is an opportunity to contribute to high-profile projects while helping shape efficient, safe and deliverable construction solutions from the earliest stages.
