Healthcare Preconstruction Manager

We are seeking an experienced Healthcare Preconstruction Manager to lead the planning and development of complex healthcare construction projects from initial concept through contract award. This role will work closely with clients, design teams, consultants, trade partners and internal project teams to establish clear project strategies, budgets and delivery programmes. The successful candidate will bring strong commercial awareness, technical understanding and a detailed knowledge of healthcare construction environments.

Key responsibilities will include reviewing project requirements, drawings and specifications; developing preliminary and detailed cost estimates; preparing value engineering and buildability recommendations; managing subcontractor and supplier tendering; and coordinating the preparation of bids, proposals and procurement packages. You will assess risks, identify constructability issues, maintain accurate cost plans and schedules, and support the development of logistics, phasing, site access and temporary works strategies. The role will also involve leading preconstruction meetings, presenting project updates to stakeholders, negotiating scope and pricing, and ensuring that all proposals reflect client expectations, regulatory requirements and applicable healthcare standards.

Applicants should have substantial preconstruction or estimating experience within commercial construction, ideally gained on hospitals, clinics, laboratories, care facilities or other technically complex projects. A degree or equivalent qualification in construction management, quantity surveying, engineering or a related discipline is preferred. You will need strong knowledge of construction methods, procurement routes, contract principles, estimating software and project scheduling tools, together with the ability to interpret technical documentation and financial data. Excellent communication, negotiation and leadership skills are essential, as is the ability to manage multiple deadlines while maintaining accuracy and quality. Experience working in occupied or operational healthcare settings, familiarity with infection control and permitting requirements, and relevant professional accreditation would be advantageous.
