Preconstruction Manager - Commercial / Institutional
Preconstruction Manager – Commercial / Institutional
An exciting opportunity is available for an experienced Preconstruction Manager to lead the planning, estimating and coordination of commercial and institutional construction projects from early concept through to contract award. This role will suit a commercially minded construction professional who can combine technical knowledge, strategic thinking and strong stakeholder management skills.
You will work closely with clients, consultants, design teams, suppliers and delivery colleagues to develop robust project proposals, establish clear budgets and ensure that schemes are commercially viable, buildable and aligned with client requirements. The successful candidate will play a key role in shaping projects before construction begins, identifying opportunities, managing risk and supporting successful handover to the delivery team.
Key responsibilities
- Lead preconstruction activities across commercial, healthcare, education, public sector and other institutional projects.
- Review drawings, specifications, programmes and site information to identify opportunities, risks and constraints.
- Prepare and manage detailed cost plans, estimates, tenders, budgets and value engineering proposals.
- Coordinate the input of design managers, planners, quantity surveyors, engineers, subcontractors and suppliers.
- Develop procurement strategies, tender documentation, construction programmes and project execution plans.
- Engage with clients and design teams to clarify requirements and provide practical, cost-effective solutions.
- Monitor estimating assumptions, design development, risk registers and commercial approvals throughout the preconstruction phase.
- Support negotiations, presentations and contract award, ensuring a smooth transition into construction.
About you
You will have substantial experience in preconstruction, estimating or commercial management within a main contractor, developer or specialist construction environment. Experience delivering complex commercial or institutional projects is highly desirable, alongside a sound understanding of construction methods, procurement routes, contract procedures and health and safety requirements.
Strong communication and influencing skills are essential, as is the ability to manage competing priorities, interpret technical information and build effective relationships. You should be commercially astute, highly organised and confident using estimating, planning and project management software. A relevant construction, engineering, surveying or project management qualification would be advantageous.
