Industrial Preconstruction Manager

We are seeking an experienced Industrial Preconstruction Manager to lead the planning, estimating and commercial development of complex industrial construction projects from early concept through to contract award. This role will work closely with clients, consultants, design teams, estimators, procurement specialists and construction leaders to establish realistic project strategies, budgets, programmes and delivery plans. The successful candidate will bring strong technical understanding, commercial awareness and the ability to manage multiple priorities in a fast-paced environment.

Responsibilities will include reviewing tender and contract documentation; developing preliminary and detailed cost estimates; coordinating design reviews, value engineering and constructability assessments; preparing bid packages and procurement strategies; managing subcontractor and supplier engagement; analysing quotations and negotiating commercial terms; identifying project risks, opportunities and exclusions; and producing clear preconstruction reports for internal and client approval. You will also support the development of project schedules, logistics plans, site mobilisation strategies and construction methodologies, while ensuring that assumptions, budgets and scope changes are accurately documented. The role will involve contributing to client presentations, design workshops, tender interviews and handover activities to the delivery team.

Applicants should have proven preconstruction, estimating or project development experience within industrial, manufacturing, logistics, energy, process, data centre or similarly complex construction environments. A degree, diploma or equivalent professional experience in construction management, engineering, quantity surveying or a related discipline is preferred. Strong knowledge of construction methods, procurement, cost planning, contract principles and relevant health and safety requirements is essential. You will need excellent analytical, communication and negotiation skills, strong attention to detail and confidence working with estimating and project management software. The ability to build trusted relationships, influence stakeholders and make sound commercial decisions under deadlines will be key to success. Occasional travel to project sites, client offices and supplier meetings may be required.
