Preconstruction Manager - Commercial/Institutional
We are seeking an experienced Preconstruction Manager – Commercial/Institutional to lead the planning and development of construction projects from early concept through contract award. This role will work closely with clients, consultants, architects, estimators, and construction teams to establish practical, competitive, and well-coordinated project plans. The successful candidate will bring strong commercial construction knowledge, sound judgment, and the ability to manage multiple priorities in a fast-paced environment.
Key responsibilities include reviewing drawings, specifications, scopes, and contract documents; developing budgets, cost plans, schedules, and procurement strategies; coordinating estimating and proposal activities; and identifying project risks, opportunities, exclusions, and constructability concerns. You will manage the tendering process, including subcontractor and supplier invitations, bid analysis, leveling, scope clarification, and recommendation of awards. The role will also involve preparing estimates and presentations, supporting negotiations, maintaining accurate project documentation, and facilitating value engineering and design-development discussions. Building effective relationships with project stakeholders and ensuring a smooth transition from preconstruction to operations will be central to your success.
Applicants should have significant experience in preconstruction, estimating, or project management within commercial, institutional, or related construction environments. A strong understanding of construction methods, contracts, building codes, procurement practices, and current market conditions is required, along with demonstrated experience interpreting technical drawings and specifications. Proficiency with estimating, scheduling, document-control, and project-management software is expected. Excellent communication, negotiation, organization, and analytical skills are essential, as is the ability to lead meetings, meet demanding deadlines, and make informed decisions with incomplete information. A degree, diploma, or trade qualification in construction management, engineering, architecture, or a related discipline is preferred. Professional certifications and experience with design-build, construction management, or negotiated project delivery models will be considered an asset.
