Preconstruction Manager - Commercial / Institutional
Preconstruction Manager – Commercial / Institutional
We are seeking an experienced Preconstruction Manager to lead the planning, coordination and commercial development of major commercial and institutional construction projects. This is an important role for a technically minded construction professional who can bring structure, insight and accuracy to projects from initial enquiry through to contract award.
Working closely with clients, consultants, design teams, subcontractors and internal stakeholders, you will manage the preconstruction process and ensure that proposals are commercially competitive, technically robust and aligned with project requirements. You will contribute to early-stage strategy, identify opportunities and risks, and help develop buildable, cost-effective solutions.
Key responsibilities
- Lead preconstruction activities from feasibility, tender and procurement through to project handover.
- Review drawings, specifications, programmes and other project information to identify scope, risks and opportunities.
- Coordinate estimating, design development, value engineering, buildability reviews and procurement planning.
- Prepare and manage construction programmes, cost plans, tender submissions and associated documentation.
- Develop and maintain relationships with clients, consultants, subcontractors and suppliers.
- Support contract negotiations and ensure commercial, technical and programme requirements are clearly understood.
- Manage design development and ensure compliance with relevant standards, regulations and project objectives.
- Present proposals, recommendations and progress updates to senior stakeholders.
About you
You will have demonstrable experience in preconstruction, estimating, planning or project management within the commercial, institutional or wider building sector. A strong understanding of construction methods, procurement routes, cost control and contract documentation is essential, together with the ability to interpret technical information and assess project risk.
You should be an excellent communicator with strong negotiation, organisational and analytical skills. The ability to manage multiple priorities, influence stakeholders and work effectively under tender deadlines is key. A relevant degree, professional qualification or equivalent industry experience would be advantageous.
This role offers the opportunity to contribute to complex, high-value projects and play a central part in shaping successful project outcomes from the earliest stages.
