We are seeking an experienced Preconstruction Manager to lead the planning, estimating and coordination of commercial and institutional construction projects from early concept through contract award. This role will work closely with clients, consultants, design teams, trade partners and internal stakeholders to establish realistic budgets, schedules and project strategies. The successful candidate will bring strong technical knowledge, sound commercial judgment and the ability to manage multiple pursuits in a fast-paced environment.
Responsibilities will include reviewing drawings, specifications and contract documents; developing conceptual, preliminary and detailed estimates; preparing budgets, bid packages, schedules and value engineering recommendations; and identifying scope gaps, constructability concerns, risks and opportunities. You will coordinate tendering activities, solicit and evaluate subcontractor and supplier pricing, lead bid clarification processes and support negotiations through project award. The role will also contribute to design development reviews, client presentations, procurement planning and the transition of successful projects to the construction team, ensuring that all relevant information is accurate, complete and clearly communicated.
Applicants should have several years of experience in preconstruction, estimating or project management within the commercial, institutional or related construction sectors, ideally with experience managing complex projects from early design through procurement. A degree, diploma or equivalent professional experience in construction management, engineering, architecture or a related discipline is preferred. Strong knowledge of construction methods, building systems, cost control, contract documents and industry practices is essential.
