Senior Estimator - Multifamily, Rough Carpentry, Structural Systems, & General Trades

We are seeking a Senior Estimator to lead the preparation of accurate, competitive bids for multifamily construction projects involving rough carpentry, structural systems, and general trades. This role will be responsible for reviewing drawings, specifications, scopes of work, and contract documents to develop comprehensive estimates from preconstruction through bid submission. The successful candidate will bring strong technical knowledge, sound commercial judgment, and the ability to manage multiple estimates within demanding deadlines.

Key responsibilities include performing detailed quantity take-offs; preparing labour, material, equipment, subcontractor, and general conditions estimates; soliciting and evaluating subcontractor and supplier quotations; and identifying scope gaps, exclusions, risks, and opportunities for value engineering. You will coordinate with project managers, design professionals, vendors, and trade partners to clarify requirements and ensure estimates accurately reflect project conditions. The role will also involve maintaining pricing databases, developing bid comparisons, participating in scope review meetings, supporting budgeting and cost planning, and presenting estimates and recommendations to senior stakeholders. Strong attention to detail and disciplined documentation will be essential throughout the estimating process.

Applicants should have significant estimating experience in multifamily or commercial construction, with demonstrated expertise in rough carpentry, structural framing or systems, and general building trades. A thorough understanding of construction methods, building materials, labour productivity, subcontractor pricing, and applicable codes and standards is required. Proficiency with estimating software, digital take-off tools, spreadsheets, and construction document platforms is highly desirable. You should be able to interpret architectural, structural, and engineering drawings, communicate clearly with both technical and non-technical audiences, and work independently while contributing effectively to a collaborative team. A degree, diploma, or equivalent practical experience in construction management, engineering, quantity surveying, or a related discipline is preferred.
