Preconstruction Manager

We are seeking an experienced Preconstruction Manager to lead the planning, coordination and commercial development of projects from early concept through to contract award. This role will work closely with clients, designers, consultants, subcontractors and internal delivery teams to establish clear project strategies, realistic budgets and robust construction programmes. The successful candidate will bring strong technical understanding, commercial awareness and the ability to manage multiple priorities in a fast-paced environment.

Key responsibilities will include reviewing tender and design information, developing project estimates, preparing cost plans and conducting value engineering exercises. You will coordinate buildability reviews, identify risks and opportunities, manage procurement strategies, obtain and assess subcontractor quotations, and support the preparation of bids and proposals. The role will also involve monitoring design development, challenging assumptions, maintaining accurate cost and programme information, and ensuring that all preconstruction deliverables are completed to a high standard and within agreed timescales. You will contribute to handover processes, ensuring the construction team receives clear budgets, methodologies, scopes and risk information.

Applicants should have proven experience in a preconstruction, estimating, quantity surveying or project planning role within the construction or property sector. A strong understanding of construction methods, procurement routes, contracts, estimating principles and industry regulations is essential. You will need excellent analytical, negotiation and communication skills, together with confidence presenting information to senior stakeholders and external partners. The ability to interpret drawings and specifications, use relevant estimating or project management software, and work collaboratively across disciplines is also required. A relevant degree, professional qualification or equivalent practical experience would be advantageous.
