We are seeking an experienced Commercial Preconstruction Manager to lead the commercial and contractual planning of projects from early-stage opportunity through to construction commencement. This role will be responsible for developing robust cost plans, procurement strategies, tender documentation and commercial assessments, ensuring that projects are positioned for successful delivery. Working closely with estimators, design teams, consultants, suppliers and operational stakeholders, you will provide clear advice on cost, risk, programme and buildability throughout the preconstruction process.

Key responsibilities will include reviewing project briefs, drawings and specifications; preparing and managing detailed estimates, budgets and value engineering proposals; coordinating subcontractor and supplier engagement; issuing tender packages; analysing returns; and supporting negotiations and contract awards. You will maintain accurate cost reports, identify commercial risks and opportunities, monitor design development against budget, and ensure all preconstruction deliverables are completed to a high standard and within agreed deadlines. The role will also involve contributing to project reviews, presenting recommendations to senior stakeholders, and supporting the transition from preconstruction into delivery.

The successful candidate will have substantial experience in commercial management, estimating or preconstruction within the construction, property or infrastructure sector. Strong knowledge of construction costs, procurement routes, contract principles, tender processes and risk management is essential, together with the ability to interpret technical information and challenge assumptions constructively. You will be commercially astute, highly organised and confident communicating with stakeholders at all levels. Excellent negotiation, analytical and relationship-building skills are required, along with proficiency in relevant estimating, cost management and document control systems. A relevant qualification in quantity surveying, commercial management, construction or a related discipline is desirable.

We are seeking a Commercial Preconstruction Manager to lead the commercial and financial planning of projects from early-stage opportunity through to contract award. This role will work closely with estimating, design, procurement, project management and senior leadership teams to develop robust budgets, procurement strategies and commercial proposals. The successful candidate will bring a strong understanding of construction costs, risk management and contract principles, together with the ability to influence decisions and build effective relationships with clients, consultants, subcontractors and internal stakeholders.

Key responsibilities will include reviewing tender and project documentation, coordinating cost plans, preparing estimates and commercial submissions, and identifying scope gaps, assumptions, exclusions and potential risks. You will support value engineering exercises, establish procurement schedules, evaluate subcontractor and supplier quotations, and lead commercial input into design development and constructability reviews. The role will also involve preparing cash-flow forecasts, analysing project margins, negotiating subcontract and supplier terms, maintaining pricing and cost information, and ensuring that preconstruction deliverables are accurate, commercially sound and completed to agreed deadlines.

Applicants should have significant experience in preconstruction, estimating, quantity surveying or commercial management within the construction or property sector. A relevant degree, professional qualification or equivalent practical experience is desirable, along with a strong track record of managing complex bids or projects from conception to contract. You will be confident interpreting drawings, specifications and contracts, using estimating or cost-management software, and presenting commercial information clearly to both technical and non-technical audiences.
