We are seeking a Senior Preconstruction and Estimating Manager to lead estimating activities for commercial and multifamily construction projects from early concept through contract award. This role will provide strategic direction, technical expertise, and accurate cost advice across a diverse portfolio of developments, including ground-up construction, renovations, and complex urban projects. The successful candidate will be a confident construction professional who can combine detailed analysis with strong client, consultant, and subcontractor relationships.

Responsibilities will include reviewing drawings, specifications, scopes, and project requirements; developing conceptual, schematic, design development, and detailed estimates; preparing budgets, cost plans, bid packages, and value-engineering recommendations; and identifying risks, exclusions, allowances, and opportunities throughout the preconstruction process. You will coordinate with owners, architects, engineers, project managers, and trade partners to clarify design intent, improve constructability, and establish realistic pricing and schedules. The role will also oversee subcontractor solicitation, bid leveling, scope comparison, negotiations, and final estimate reconciliation, while maintaining clear documentation and presenting recommendations to senior stakeholders. You may also be involved in procurement strategy, feasibility studies, market analysis, and mentoring estimators and preconstruction team members.

Applicants should bring substantial experience in commercial and/or multifamily construction estimating, preconstruction management, or a similar senior-level role. Strong knowledge of construction means and methods, cost control, contract documents, building systems, and current labor and material market conditions is essential. Experience with estimating and project management software, digital takeoff tools, spreadsheets, and document collaboration platforms is expected. A degree in construction management, engineering, architecture, or a related discipline is preferred, although equivalent practical experience will be considered. Excellent communication, negotiation, organization, and presentation skills are required, along with the ability to manage multiple deadlines, work independently, and make sound commercial decisions in a fast-paced environment.
