We are seeking an experienced Director of Preconstruction & Procurement to lead the planning, estimating, sourcing, and commercial strategy for a diverse portfolio of commercial construction projects. This senior leadership role will be responsible for establishing robust preconstruction processes, strengthening supplier and subcontractor relationships, and ensuring projects are positioned for successful delivery from the earliest stage. The successful candidate will bring a strong understanding of commercial construction, market conditions, contractual risk, and cost management.
Key responsibilities will include overseeing feasibility studies, conceptual estimating, budgeting, value engineering, constructability reviews, bid strategy, and tender management. You will coordinate closely with clients, consultants, project managers, estimators, and design teams to develop accurate scopes, programmes, and procurement plans. The role will also lead subcontractor and supplier engagement, negotiate commercial terms, evaluate bids, manage preferred supply-chain relationships, and identify opportunities to improve cost certainty, quality, programme performance, and project outcomes. You will monitor market trends, material availability, and pricing risks while developing procurement strategies that support operational and financial objectives.
The ideal candidate will have substantial experience in preconstruction, procurement, estimating, or commercial management within the commercial construction sector, including proven success in a senior or strategic leadership position. Strong knowledge of construction contracts, tendering procedures, cost planning, risk management, and subcontractor negotiations is essential. You should be commercially astute, highly organised, and confident communicating with stakeholders at all levels. Experience leading teams, implementing systems and processes, and managing multiple complex projects simultaneously is highly desirable. A relevant degree or professional qualification in construction management, quantity surveying, procurement, engineering, or a related discipline would be advantageous.
